According to the international Organization for Economic Cooperation and Development's glossary, commercial land is land mainly used for commerce, trade and related services. In the U.S., commercial land ranges from small urban plots housing simple storefronts, selling for tens or hundreds of thousands of dollars, to skyscraper office-building footprints that sell for up to hundreds of millions of dollars.

 

Because of constant growth within most major cities in the U.S., land near major arteries, public transportation, or other commercial development is frequently re-zoned from single-family residential to commercial or multi-family residential. Although historically, zoning for commercial property uses has been freer and less restrictive the farther west one travels in the U.S., a return to mixed commercial-residential uses is changing the face of aging commercial strips in many Western cities.

 

In some cases, major arteries in older California cities, for example, are seeing a return of residential uses to commercial strips for the first time in nearly a century.

 

Commercial land in rural areas often includes rural and small town parcels with commercial zoning. Rural businesses might include feed stores, nurseries, motels, resorts, country stores, restaurants, highway retail centers, for-profit camps, commercial campgrounds, feed yards, warehouses, and other commercial buildings. It also includes some vacant industrial land and undeveloped land adjacent to populated areas, often with highway or interstate frontage.
